Whether you are building a new home, or expanding or renovating your home, our Architectural Services consist of three main phases: Schematic Design, Design Development and Construction Documents.

OUR PROCESS


Schematic Design

We begin by defining a comprehensive scope of work, budget, and timeline. Next, we identify necessary consultants and gather essential data, including measurements, site surveys, soil tests, inspection reports, and any governmental constraints, such as historical and neighborhood regulations. We then analyze the site, sun path, microclimates, and neighborhood context. A key focus is understanding your needs, preferences, and lifestyle, which involves inventorying spaces like your kitchen, home office, and closets. We collaborate on sketches and diagrams, sharing concept photos and drawings to capture your home’s character. By the end of this phase, we finalize a preliminary site plan, floor plans, exterior elevations, materials, and secure an estimate from a trusted contractor.


Design Development 

Now, the project starts to take shape! We develop the floor plans and elevations, focusing on interior spaces, stairs, windows, and ceilings. We incorporate strategies to maximize light and air while conserving water and resources. To help you visualize your home, we may use various formats, such as hand-drawn sketches, computer-generated renderings, or virtual reality walkthroughs. We want you to fully understand the designs in the format that suits you best. At the same time, we design your interior architecture, including cabinetry, ceiling details, built-ins, moldings, appliances, plumbing fixtures, and tile and stone. This phase concludes with refined plans and elevations, along with an updated construction budget from a trusted contractor.


Construction Documents

We prepare detailed Construction Documents (CDs) essential for permitting and building your home. CDs include plans, elevations, sections, and electrical and mechanical details, along with specifications for materials. We integrate the work of consultants (structural, civil, and mechanical engineering; interior and landscape design; energy analysis) to ensure your home is energy-efficient and water-wise. After finalizing the engineering, we submit the CDs to the City for approval and permits. While awaiting approval, we collaborate with you to refine your home’s interior architecture, focusing on all details—from doorknobs to solar collectors. Once complete, we provide the CDs to your chosen builder or multiple contractors for bidding.


Additional Services

Bidding

By this stage, we have thoroughly reviewed the project estimate, usually provided by a qualified builder engaged during the design phases. When you're ready for bidding, we recommend suitable contractors or consider any builders you suggest. We compare bids, ask questions, and arrange interviews to discuss their processes, staffing, invoicing, and timelines.

Construction Administration

During construction, we visit the site to monitor quality, provide suggestions, and make minor design adjustments as needed. We also address contractor questions and verify shop drawings from subcontractors. Key site meetings occur before pouring concrete, installing plaster, and setting tile, ensuring the house is built according to the approved plan.
